B4U Close Radon Test Authorization Agreement

Due to Central & Northern Kentucky radon levels being high (see Environmental Protection Agency's Kentucky radon map at bottom of page), I am now certified for Independent Kentucky Radon Testing & Measurement Services.  I do not perform Radon Mitigation installations.  I have no stake in the outcome of the test.  NEHA Certified Radon Measurement.

Buying a HUD/FHA home.  View the HUD form (on the HUD website)  that you must sign agreeing to be responsible for the cost of radon testing AND radon mitigation.  They encourage you to do the testing because they know it's a serious issue, but YOU must pay for it.

Don't give up your dreams

Properly mitigated, a high radon level IS NOT a reason to give up your dreams of owning that home.  Remember how much you like the kitchen, adore the master bathroom, the scenic view, or the convenient location.  Negotiate an easy home improvement - the installation of a radon mitigation system. (See Radon Mitigation System below)

Training & Certification

The training and testing required for certification through the National Environmental Health Association's (NEHA) " National Radon Proficiency Program " as a Residential Measurement Provider has been completed.  This training and testing also qualifies for certification through the National Radon Safety BoardI am certified by NEHA.

Radon Gas can be can be a serious problem, but is easily & economically fixed!

Don't be a statistic.  Test and, if necessary, mitigate.

Scientific Recommendations

The Environmental Protection Agency estimates that 21,000 people a year die of radon induced lung cancer.  That's 57 people every day.  The Consumer Federation of America, the Environmental Protection Agency, and other scientific and government agencies, strongly recommends that ALL Home Buyers test for the presence of elevated levels of radon gas. (Click on the EPA's Kentucky Radon Zone Map at the bottom of the page for extensive EPA information on radon)

High-Tech Confidence

We use the Radalink Radon TeleMonitor.  The TeleMonitor is a precise, continuous read electronic instrument that produces speedy test results you can trust.  Radalink protects all parties to the real estate transaction Buyers, Sellers & Real Estate Agents.  Accurate, sophisticated technology eliminates the high or low bias of most passive devices such as the charcoal canister.  Hourly readings and tamper deterrents eliminate false accusations of Seller or Real Estate Agent interference that can easily occur with canister tests.  (Click on the TeleMonitor picture at the the bottom of the page for more on Radalink)

Immediate Test Report

The inspector automatically transmits the collected data to Radalinks central analysis facility via the TeleMonitor's built in modem.  A complete, personalized test report is e-mailed to the inspector, the client, and other designated parties, such as the Real Estate Agents, and/or Seller, within the hour.  There are no postponed closing dates because of delayed test results.

Radon Mitigation System

A high radon level is really no problem at all once a mitigation (radon reduction) system is installed.  High radon levels are easily mitigated with the installation of a Radon Mitigation System.  Although the cost may vary depending on the size and design of the home, it seldom costs more than $800 - $1500 (EPA Estimate).

Examples of Radon Mitigation Systems on the Minnesota State University Website

Radon mitigations systems not only work well in reducing radon concentrations by up to 99%, but also completely prevent damp soil air from entering the house which greatly improves indoor air quality as well.  Very little maintenance is required.  Operating costs are generally less than $10.00 a month for fan electricity and minor loss of conditioned air.
